Improper deck construction was found during a home inspection in Lawrenceville. The Lawrenceville home inspector explained that the ledger board should be attached to the exterior of the house with 1/2 inch through bolts about 24 inches apart depending on the length of the ledger board, and installed in a staggered pattern. The home inspector noted that nails were used instead of bolts and that this can lead to structural failure of the deck. This can be dangerous if the failure were to occur while the deck is occupied by people. The Lawrenceville home inspector reported this in the home inspection report as a life safety issue.
The other issue noted by the home inspector is the lack of flashing. The home inspector explained that the flashing is installed to keep water from entering into the house where the deck meets the exterior of the house. Water entering into the house through the wall can lead to wood rot, mold and other issues. All Lawrenceville home inspections will include an inspection of the deck if there is one present.
